What actually decides the price
Before looking at components, it helps to know the handful of factors that move a quote up or down:
- Number of pages. A 5-page site and a 25-page site are different projects. Most small businesses need 5 to 8 pages: home, about, services, contact, and one or two more.
- Template versus custom design. A site built on a well-chosen template costs a fraction of a design drawn from scratch. For most small businesses, a good template customised with your branding is the sensible choice.

- No ownership. The domain or hosting sits in the vendor's account. Leaving them means starting over, sometimes losing your web address.
- No SEO fundamentals. Slow pages, missing titles, no Search Console setup — the site exists but Google barely sees it, so it brings no enquiries.
- No maintenance. Nobody updates the software. A year later the site is broken or compromised, and the fix costs more than a proper build would have.

Cheap is fine. Unclear is not. If a very low price is fully itemised, renewals are stated, and ownership is in your name, it can be a fair deal.
Red flags when you collect quotes
- The vendor wants to register the domain or hosting in their name.
- The quote has one lump-sum figure with no breakdown of pages, features, hosting or renewals.
- "Guaranteed first-page Google ranking" appears anywhere. Nobody can guarantee this.
- Renewal prices for year two onwards are not mentioned in writing.
- "Free lifetime maintenance" — maintenance is real recurring work; free forever usually means none.
- You are pushed to decide today because of a limited-time price.
- No mention of who gets access to Search Console, Analytics and the website files.
Questions to ask any vendor before you pay
- What is the total cost in year one, and what will I pay in year two and year three?
- Will the domain, hosting, website files, Search Console and Analytics be in my name and under my control?
- Exactly how many pages are included, and what does an extra page cost?
- Is the site mobile-responsive, and will you show it to me on a phone before launch?
- Is SSL included, and who renews it?
- What does maintenance cover, what does it cost per month, and what happens if I decline it?
- Is any SEO included — and if so, which specific tasks, monthly?
- If I stop working with you, what do I take with me and what does the handover cost?
A vendor who answers these plainly, in writing, is worth more than one who quotes a lower number and dodges question two.
